Rarely, if ever, does the renovation or demolition of a structure/facility involve the potential disturbance of only a single environmental contaminant. EPA NESHAP Regulation 40 CFR Part 61 mandates the identification and abatement of asbestos containing materials. EPA RCRA Regulations 40 CFR Part 260 mandate the identification, classification, management and disposal of hazardous and non-hazardous solid waste. However, many more environmental parameters can be present which must be characterized, tested, managed, disposed of (and/or re-use/recycled) to reduce the facility owner’s contingent liabilities. - Asbestos – Found in boilers/furnace rooms, flooring, walls/ceiling materials, electrical, piping, roofing, transite, and other miscellaneous materials.
- Lead – Found in paint (discontinued in 1978) as well as batteries, flashing/moldings, roof vents, piping and solder/seals.
- PCBs – Found in transformers, capacitors, heat transfer equipment and light ballast.
- Mercury – Found in batteries, lighting and HVAC equipment including switches, thermostats and signs.
- Ozone – Depleting Substances (CFCs and HCFCs) – Found in freon or other substances in fire extinguishers, air conditioners, refrigerators, dehumidifiers, cooled water fountains, frozen vending machines and display cases.
- Store Chemicals – Found in original containers, open containers and mixed waste containers.
- Radiation – Found in tritium exit signs and smoke detectors.
